We combine senior real estate and capital markets experience with a proprietary research infrastructure designed specifically for portfolio-level decisions. That includes disposition architecture, asset-level valuation, counterparty and tenant credit analysis, cross-border structural planning, and broker management oversight.
Our clients are private families, holding companies, and institutional owners with concentrated US commercial real estate portfolios. The typical engagement involves a portfolio that is too large for a single broker to price correctly, too complex for a bulk sale, and too important to get wrong.
We are not a brokerage. We sit on the principal’s side of the table, and we stay there.
Our founding team spent years managing real estate data for thousands of retail and commercial locations across the United States, working through the operational complexity that defines portfolio management at scale: regional economic variance, lease renewal and cap rate dynamics, revenue per location and per square foot, legal and document coordination, and the management layer required across external brokers and property managers.
That work surfaced a structural gap. Most portfolio decisions get made with partial data, on the timeline of whoever happens to be in the room, with insight limited to the most visible transaction. The full portfolio picture is almost never assembled in time to influence the decision that matters.
In 2018, we built Brix, our proprietary real estate data warehouse and valuation engine, to close that gap. Brix is the analytical backbone of every DataStars engagement. It ingests valuation data, lease abstracts, tenant credit profiles, market comps, and regional economic signals, then produces the portfolio-level views that principals actually need before they act.

Real estate is one of the largest, slowest, and most capital-intensive markets in the world. The cost of a poor disposition decision compounds for years. It shows up in the spread between what a portfolio was worth and what it actually sold for.
Most portfolios sell below their potential, not because the assets are weak, but because the sale process was designed for the broker’s convenience rather than the principal’s outcome. A bulk sale is easier to execute. A single broker mandate is simpler to manage. Neither is optimized for proceeds.
We exist because the principal deserves the same quality of analysis on the sell side that institutional buyers bring to the buy side. Better data, better segmentation, better broker configuration, and a strategy that is designed before the market sees the first asset.
That is what protects the principal from the decision they would have made without it.
